Once home to a pudding factory, a historic Hoboken building has been reimagined as luxury condos, with sales now underway. Located at 38 Jackson Street, Southend Lofts transforms the former Davis Baking Powder and My-T-Fine Pudding factory into a boutique collection of 110 residences featuring more than 20,000 square feet of indoor and outdoor amenities. Pricing starts at $795,000 for one-bedrooms, $1.25 million for two-bedrooms, $1.85 million for three-bedrooms, and $3.7 million for four- and five-bedroom duplex penthouses.

Developed by the Taurasi Group and designed by Nastasi Architects, the five-story building has been carefully restored and expanded, with new nine-story wings spanning a full city block.
The adaptive reuse project preserves the structure’s industrial character—oversized factory windows, soaring ceilings, and exposed columns—while seamlessly integrating contemporary design elements.
“With Southend Lofts, we wanted to honor the building’s industrial legacy while creating residences that meet the needs of today’s buyers,” Gary Mezzatesta, managing partner of the Taurasi Group, said.
“Each home offers a sense of individuality, from the layouts and expansive interiors to the private outdoor spaces, all within a full-service building that lets residents enjoy everything Hoboken has to offer while being just minutes from Manhattan.”

Interiors by D&G Interiors + Design continue the blend of industrial character and modern luxury, with residences featuring vast interiors with up to 15-foot ceilings, with no two floor plans alike.
Custom Calacatta quartz chef’s kitchens are outfitted with Bosch appliances and matte black fixtures, while the penthouses feature four- and five-bedroom layouts with large private terraces, outdoor kitchens, and sweeping views of Manhattan.

Primary bathrooms feature Duravit soaking tubs, glass-enclosed walk-in showers, custom floating vanities with quartz countertops, and Kohler undermount sinks. Secondary baths feature porcelain tile, quartz countertops, and premium fixtures.

Residents will also enjoy a wide range of indoor and outdoor amenities, including “The Overlook,” a sprawling eighth-floor rooftop terrace with a 40-foot swimming pool, green lawns, shaded dining and lounge areas, communal gathering spaces, and panoramic views from Midtown to Lower Manhattan.
Inside, the building offers a fully attended lobby, state-of-the-art fitness center, open-air co-working lounge, virtual suite with a multi-sport simulator, a children’s playroom, on-site enclosed parking, and a pet spa.

A dramatic indoor public atrium, topped by a translucent “PTFE” canopy—made from materials similar to those used at The Shed at Hudson Yards—complements the indoor amenities and floods the space with natural light.
Additionally, the building sits directly across from the recently completed Southwest Resiliency Park, giving residents easy access to six pickleball courts, a full basketball court, a playground, picnic tables, swings, shaded areas, and more.

Brown Harris Stevens Development Marketing NJ is overseeing sales and marketing for Southend Lofts.
“Southend Lofts introduces a unique offering to the market, blending historic charm with modern sophistication,” Stephen Kliegerman, president of Brown Harris Stevens Development Marketing, said.
“We’ve already seen strong interest, including from New York City buyers attracted to the scale and quality of the homes, along with the building’s extensive amenities, outdoor spaces, and curated finishes.”
